In New York, it is customary for both buyer and seller to have their own attorney, and for good reason. The contract of sale sets the terms of the entire transaction, and once it is signed, your options are limited. We represent clients from the first offer through the closing table.
Transactions we handle
- Residential purchases and sales. Houses, condominiums, co-operatives and new construction.
- Investment property. Two-to-four-family homes, mixed-use buildings and multifamily properties, including buildings with rent-regulated tenants.
- Commercial property. Retail, office, industrial and development sites.
- Refinancing and private lending. Representing borrowers and private lenders in loans secured by real estate.
- Transfers within families. Deeds between relatives, transfers into trusts or LLCs, and property received through an estate.
What we do for you
- Negotiate and draft the contract of sale, including contingencies for financing, inspections and existing tenants
- Review title reports and surveys, and resolve liens, violations and other title problems
- Review condominium and co-op offering plans, financials and board applications
- Coordinate with your lender, broker, title company and accountant
- Prepare transfer tax filings and closing documents, and attend the closing
- Advise on the right way to hold title: individually, jointly, in an LLC or in a trust
Our approach
Real estate deals have many moving parts and firm deadlines. We keep the transaction on track, explain each document in plain language, and flag issues early, such as unpermitted work, rent-regulation status or problems in the title, while there is still time to negotiate.
